How We Manage Your Property

1.  We pay for advertising expenses.

2.  We thoroughly screen prospective tenants for credit scores, employment, and proof rental references. On average, we turn down 2 out of every 3 applications.

3.  Unless a large repair is involved we undertake to get the property in shape for renting and simply deduct the cost of this from the first month's rental income.  In this way you have no "out-of-pocket" expenses.

4.  We collect a security deposit from the tenant to be escrowed against any future damage.

5.  We protect you from the "hassle" of landlording.  The tenant is not given your name, address, or phone number.  They call us instead.

6.  We handle all maintenance.  If a large repair is involved we let you know this in advance.

7.  We have maintenance people who charge less than contractor rate and this savings is passed on to you.

8.  We do "drive-bys" each month to see that the yard is maintained and that trash is being property disposed of.

9.  On the 15th of each month, we mail you a check for that month's rent, less our fee and any maintenance costs.

10.  Our office staff is composed of licensed, trained professional Realtors  who have studied landlord/tenant laws and can help you to avoid costly lawsuits and/or fines.
