Stringfellow Properties has four ways to lease your property:
Rental Management:
We use internet marketing and traditional advertising without any charge to you.
We screen tenants for the homeowner through tenant credit and background checks and prior rental references.
We offer contracts and leases are in compliance with Real Estate Laws of Alabama.
We handle all issues with the tenants, such as late payments and maintenance problems.
Our maintenance staff handles most routine maintenance and we have emergency 24/7 maintenance repairs.
We have a drive-by monthly inspection of all managed properties and send you a report each month.
We send notices to tenants concerning smoke alarm batteries and air filter changes.
We send each homeowner a monthly check with your monthly statement and a year end statement with Profit/Loss.
We collect rent and distribute funds.
We hold security deposits and last months rents in an audited trust account.
We handle evictions if that becomes necessary.
We give Real Estate investment advice given to homeowners.
Property Management for Multiple Units:
We use internet marketing and traditional advertising without any charge to you.
We show properties to prospective tenant.
We screen tenants for the homeowner through tenant credit and background checks and prior rental references.
We hold security deposit in an audited escrow account.
Our maintenance staff handles most routine maintenance and we have emergency 24/7 maintenance repairs.
We send you a detailed statement each month showing income and expenses with your check and a yearly Profit/Loss statement.
We handle all issues with the tenants.
We collect rent and distribute all funds.
We handle eviction if that becomes necessary.
We give Real Estate investment advice to homeowners.
Tenant Locating Service Only:
We locate tenants for the homeowner and do not charge for advertising.
We remit the deposits and leases to the homeowner.
The homeowner handles all dealings with the tenant after the initial placement of the tenant.
Property Recovery Service:
We assist with removal of a delinquent or troublesome tenant.
We act as a liaison between tenant, homeowner and attorney, if needed.
We see that the tenant is evicted, them oversee maintenance people to repair any damage left behind.
We begin acting as your property manager and work to find you a valuable tenant who will pay their rent!
The difference between the three options is the degree of service. With Rental Management our company advertises, screens tenants, handles maintenance, communicates with the homeowner and handles all problems.
With the Tenant Locating Service our responsibility is to advertise and locate a viable tenant. After that, the homeowner manages the property.
With property recovery, we evict the tenant and then begin as your property manager.
